Maine · Coast, Mountains, North Woods

Houses and woodland in Maine, built to last and held for generations.

NXNE Real Estate, LLC develops residential properties and manages forest land across Maine, with a focus on quality construction and long-term stewardship.

The Properties

Three regions across Maine

Each property is planned in full, from site study through design, before construction begins. Development proceeds in phases, from the coast inland.

Phase Two

Bigelow Shadow Retreat

Carrabassett Valley · Western Mountains

A single-level modern mountain home on a wooded lot, with a small brook out back and the twin summits of the Bigelow Range to the north. Sugarloaf, the Outdoor Center and the Narrow Gauge Pathway are a short drive away.

A timber-vaulted great room with a pellet stove opens onto a covered deck with a hot tub. Dark board-and-batten siding, a bronze standing-seam roof and an attached garage suit it to mountain winters.

The Land

Working forest, managed for the long term

Alongside its residential properties, NXNE manages working woodland for timber, maple and pollination, with an emphasis on forest health and responsible access.

Timber

Managed in consultation with a licensed forester, using selective harvests on long rotations to improve stand quality over time.

Maple

Sugar maple stands maintained for sap production, directly or in partnership with local producers.

Bees

Apiaries placed along clearings and field edges, supporting pollination and producing local honey.

Access

Hunting, camping and recreational use, arranged with neighbors and local organizations.

Stewardship

Wetlands, streams and mature trees are protected. Roads and crossings are designed for severe storm events.

Long-term ownership

Land is acquired to hold and improve over decades.

Downeast

Hancock and Washington counties, within reach of the coast.

Western Mountains

Franklin and Somerset counties, from the Carrabassett to the Kennebec.

Moosehead & Highlands

Piscataquis and western Penobscot, the edge of the North Woods.

The County

Aroostook timberland, for growing wood and nothing else.

The Approach

We plan. We calculate. We save.

Every property is fully planned before work begins, so each building fits its site.

Plan

Each site is studied in detail: survey, terrain mapping, soils, drainage and solar orientation. Designs follow from what the land supports.

Calculate

Decisions are evaluated over the full life of the property, favoring durability over speed.

Save

Construction proceeds when it can be done properly, with quality materials and skilled local trades.

Engineered beyond code

Severe storms have washed out roads and culverts across Maine. NXNE designs its buildings and drives for at least the 100-year storm on frozen ground, with drainage and structure well above code minimums and a planned path for overflow.
